Property Condition Assessments/reports
ProjectQA reviews the observable conditions of the property and building(s) and prepares a written (PCA) report based on ASTM E2018 Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process.
The evaluation of a property is often done prior to a new acquisition to determine the current condition of the property, and includes an Immediate Repairs Table and a Replacement Reserve Table. The Immediate Repairs Table identifies current capital deficiencies, life safety issues or building systems deficiencies. The Replacement Reserve Table identifies the long-term expenses or replacements for the building(s). This table typically shows years 1 through 12 to help identify needs within a 12-year period; time periods can be adjusted based on the lender’s needs.
Program Management (Owner’s Representation)
ProjectQA assists the Owner and in turn the entire project team in performing its work efficiently by implementing and maintaining a comprehensive, clear, and unambiguous project scope statement based on the Owner’s requirements and expectations for the construction project.
ProjectQA monitors the project in all phases (Pre-construction, Design, Construction, Close-Out) to ensure that the budget, schedule, and level of quality are maintained, and to coordinate the team to find solutions whenever any of these project criteria are under threat of compromise.
